I read the article in the link found below, and I thought I would share it with you guys. I agree with most of what this guy is saying except for the part about foreclosures and short sales. Having worked with both types of properties extensively I would never recommend either to a first time home buyer

Welcome to my thoughts and experiences within the wonderful world of Real Estate in Houston, Texas.
and so, to begin....
This week I helped one of my clients achieve infinite return on a Real Estate Investment.
This sounds too good to be true, but it is entirely possible with a little work, dedication and the right amount of money.  This type of investing is not for everyone.  You need a substantial cash reserve, which in this situation was $162,000
So, some of you may ask, what is "infinite return"?  let me use the stock market as an example to explain this.
Let's say you invest $1000 in company A's shares.
After a period of time, those shares are now worth $2000.
So, you sell off $1000 worth of shares, which effectively means your initial investment is now paid back.
Over the next time period, your shares double in price again.
The return you have now made is described as infinite because you no longer have any of your original investment tied up in this one particular deal.  In the next blog I'll explain how we can relate this to Real Estate Investment.
